Starting from 2026 and in practice already now — Thailand has introduced a major change.
For the first time, buying property gives foreigners the right to a long-term visa.
If you purchase a condominium in Thailand (currently available in Phuket) with a value from 3 million THB (≈ $96,000), you can apply for a Long Stay Visa valid for 1 year, with annual renewal for only 27,000 THB (≈ $730).
How the process works:
After purchasing the property and receiving all ownership documents, you apply at the immigration office.
• First, the visa is issued for 3 months
• Then it is extended for another 12 months
As a result, you immediately receive 15 months of legal stay, with free entry and exit from Thailand.
After that, the visa can be renewed every year for the same fee.
This means that owning property allows you to legally live in Thailand for 5, 10, 20 years or more — no border runs, no tourist visas, no entry refusals.
Family members can be included:
• Spouse
• Children
• Parents
Application and annual renewal for each family member costs 25,000–30,000 THB (≈ $680–$820).
The most surprising update:
Now this visa can be obtained even through long-term rent.
If you rent an apartment or villa from 85,000 THB per month (≈ $2,300), pay 1 year upfront, and submit the supporting documents — you are also eligible for this long-stay visa.
❗️Important clarification:
At the moment, this visa program is being piloted in Phuket.
If we are talking specifically about property purchase, the program currently works with only one developer — Sansiri, the largest developer in Thailand (533+ projects nationwide; the company founder is a former Prime Minister of Thailand 🔥).
Right now, Sansiri provides the visa for the first year as a bonus and fully supports the application process.
They have just launched a new project in Phuket, located only 600 meters from Surin and Bang Tao beaches.
Current prices:
• 1-bedroom, 30 sqm — from 3.8 million THB (≈ $121,000)
• 2-bedroom, 48 sqm — from 7.2 million THB (≈ $230,000)

That’s so sad. One of the nicest things about going to Thailand is the local people. Obviously, for foreigners it’s cheap; however, with gentrification in the future, it will no longer be sustainable neither for local people nor for those who want to visit it in an authentic way.
