"In the event of any legal action or proceeding arising out of or relating to this lease, the prevailing party shall be entitled to recover attorney's fees and costs, not to exceed $500, from the other party. The prevailing party is the one who is determined by the court to have substantially prevailed, whether by judgment, dismissal, or settlement."
This language sets a specific cap on attorney's fees at $500.

Isn’t it possible for a judge to rule this portion of the contract invalid? It’s not guaranteed to work. Some states define reasonable attorney fees
