You can’t “loan” someone money for a deposit. The bank will make you sign a form saying it’s a gift and you have no right to ever claim it back, otherwise they’d be in danger of losing their own money.

How about the girlfriend doesn’t contribute any money. The son writes up a lease, puts her on it as the tenant and she just pays monthly rent.

Except the sale tax on a property in a trust is really high. So what’s the relationship between your son acquiring the 50k from the trust and ensuring it’s returned after the sale. A loan to trustee / beneficiary ?
