Honestly it's worth the $3,000 I paid to my estate lawyer to make sure all of the irrevocable trust process is covered.

I never told my lender anything... and paid of the house 10 years later and nobody was the wiser. Stop telling everyone things they don't need to know. Lol. Also link your trusts together so you never take a home out of a trust once its in one. Once you take a house out of a trust and put it in a new trust you will then trigger your properties tax to be readjust. Dont allow that to happen.

This was such great information. I really was out here searching for someone to give it to me in Laymans terms without having to go talk to an attorney thank you so much.

What if you are looking for both asset protection and avoiding probate?

The Garn St. Germaine Act does not allow lenders to accelerate your loan even on an irrevocable trust so long as you are still residing there and are the beneficiary. If they give you trouble they’re breaking the law.

Do any of these protect your home from Medicare seizure (nursing home) and the “5 year” rule?

You haven’t done this and I could tell. I have transferred most of my properties over and it does not triggered to do on sale clause . That is a possibility but very low one.

Once you give this to a govt entity, your trust is no longer a PRIVATE TRUST

What if the house is paid off?

does anyone know if putting a home into a trust is an option for someone who lives in a neighborhood with an HOA?
@terrypereda2026-03-16
Did our irrevocable trust 20+ years and the two people we left as trustees have moved out of State. Do I have to get a whole new trust in order to change the trustees?

Seems like a lot of work
